Is my conservatory suitable for a tiled conservatory roof?
In most instances yes, it will be perfectly okay to add the additional weight of a solid conservatory roof to your existing structure. If your conservatory was built with concrete footings with brick dwarf walls, you are virtually guaranteed to be able to consider a tiled conservatory roof.
Suppose you have a fully glazed conservatory, from top to bottom, in that case, there are specific requirements that will need to be met before deciding if you can improve your current conservatory roof. A qualified, competent person can determine whether you can go ahead or if some modifications will be required before installing a tiled and insulated roof. Sometimes some simple brickwork walls or pillars will be enough.
What difference does a tiled conservatory roof make?
A massive difference. We use 6 x 2” C24 timber and 2 levels of tried and tested insulation, couple that with a foil backed plasterboard inside and Tapco slate effects outside. This way, you’ll have a new thermally efficient conservatory roof with U value of a staggeringly low 0.15Wk. The acoustics all change too.

Do I need permission to install a new roof?
This will depend on where you live or if you needed permission initially when the conservatory was first constructed. Will I need Building regulations approval?
As a homeowner, the onus is on you to provide evidence that you have complied with current regulations regarding the work you are undertaking. This is often seen as a bit scary when dealing with your local authority. Still, most companies will either include this as part of the roof cost or at the very least, do it on your behalf through a third party and add the additional cost onto the sum. This takes the compliance aspect away from the customer.
If you opt for building regulations by using a permissioned company, they’ll submit a building notice on your behalf and have a legal duty to inform you either by email or letter. If you haven’t had this prior to your work starting, then the chances are the building notice hasn’t been submitted and you are unlikely to receive a certificate once complete.
Please be aware that when looking at options for your conservatory roof, a company that states you’ll get free building regulation approval with every roof sold is not being totally up front. The suitability of the existing structure will determine whether the project will get a satisfactory visit from an inspector, not a not the web page designer 300 miles away!
Will the roof be too heavy?
Not under usual circumstances. Obviously a tiled and insulated roof with a plastered ceiling is going to be heavier than the 10-year-old, discoloured and brittle polycarbonate roof sheets it has replaced but if the conservatory has sufficient support between the frames in the corners and between frames on a Victorian-style conservatory, then the new roof is actually being supported by elements that you can’t see and the existing property wall. Where support is deemed insufficient, additional supports or modifications to the structure can be added to enable a safe and satisfactory installation.
The common materials for new roofs are timber constructed warm roofs or aluminium framed roofs. Each will have their own benefits, and each customer will have their own preference.

Will my tiled conservatory become much darker and will I lose much light?
Yes, when you block off the sun, you are always going to lose some of the light that you had before, but you must remember why you want a new tiled roof on your conservatory, it’s so you can use it and use it all the time.
If other rooms in your house rely on the light from the conservatory, then strategically placed Velux skylights could help increase the natural light required by the other areas. That said, we leave a plastered finish once we’ve completed our roofs and when painted with a Matt white emulsion, we think the lost light might be around 5-10% on a gloomy day.
The geographic positioning of your house and conservatory will play a big part in the feel and light you experience on gloomier days too.
The significant consideration here is if you can live with a loss of up to 10% of natural light, then the positive benefits you will experience from taking the step to a solid conservatory roof will far outweigh any negative ones.
Should I choose a local company?
That’s entirely your choice. We like to work within a 40-mile radius if we can. That means we can get to work on time, we aren’t spending as much time travelling as we are working and our material suppliers can get deliveries to site on time.
Of course, there is another angle to look when considering the distance your chosen company is away from your home their guarantees or any niggles that may need resolving. Are they too far away to come and check your complaint or concern? Will you get forgotten about?
All considerations that need some thought but choosing a company within 40 miles of your home should really be the furthest you need to go.
Why do my quotes vary so much for the same work?
No two companies are the same when it comes to giving you a cost for a project. They will have different overheads, differing ideas on profit margins. So if you had three quotations for what was seemingly the exact same work, same materials etc. but then wildly different quotes, then it is down to you to decide which company you’d prefer to be on your property, and would be happy dealing with in the future.
We quote for a timber constructed roof that includes timber frame, Tapco slate effect tiles, two types of insulation, LED lighting, new fascias and guttering, and a plastered finish. If it is within our 40-mile radius, we charge £535 a square metre for our product. Others may add for lighting electrical work or plastering. Our product is £535 per square metre whether you live in a 2 bed terraced or a 30 bed-roomed stately home. We don’t use salespeople because we know what our product is and what it’s worth.
We only construct timber tiled conservatory roofs. These can be constructed on or off site and are the most flexible in case of measurement mistakes at the point of survey.
Will it add any value to my house?
It will undoubtedly add value to your home but whether that value is measured in financial or usefulness terms is open to debate.
If you have already taken all the extra financial scope out of your house and garden using a two-storey extension with a dormer loft conversion and garden room, then putting a tiled conservatory roof on your 3m x 3m Edwardian conservatory is probably not going to add money to your home’s value. Still, if you love your garden and want to enjoy the all the seasons and not just late spring and summer, then the value it brings to your home is just huge!
So, if in an already buoyant housing market, probably not, unless it was 30 square metres or more. Still, from a usefulness point of view; it goes off the scale and will most likely be the important difference between your house and one that doesn’t have a tiled conservatory to a potential buyer
Can I use the tiled conservatory all year once the roof is converted?
If that is what you want to do then yes, of course, you can. Having a tiled conservatory roof installed helps keep the sun out and heat in. There needs to be a heat source to enable the roof to do the best work, so a radiator or slimline electric panel heater will be useful in the coldest months.
A tiled conservatory roof doesn’t create heat, it can’t, so please seriously consider having your conservatory roof converted if you don’t have means of heating the space in the colder months. If you already have the heat source, then the solid tiled conservatory roof is just the icing on the cake, it really will become the space that you can use 365 days of the year!.
Your chosen company should have the means to be able to introduce an electrical feed into the tiled conservatory for you though to add electric heat.
